Estimates
We give free estimates, but it is important to remember that an estimate is exactly that. It is an early indication based on limited information, not a commitment to a price.
The number that holds comes out of Project Development, where the feasibility study, the design selections and the detailed planning work remove most of the unknowns before construction starts.
Project Development agreement
Clients enter our pipeline by signing a Project Development agreement. The deliverables and the cost of that phase are custom to each project, and our team typically invests upwards of sixty hours in it.
Project Development produces a full scope of work, construction drawings, design selections and our project bid. Depending on the size of the project, expect this phase to run between two and six months before construction begins.
Fixed-price construction contracts
At the end of Project Development we guide you through any adjustments needed to bring the scope and the budget into alignment, then move to a fixed-price build contract.
A fixed price is possible because of the work done up front: the feasibility study, the finalised selections and the clearly identified allowance categories. Changes you request after signing are priced and approved in writing before they proceed.
Payments
A deposit is due before construction begins, followed by progression payments at project milestones. Most projects involve between four and seven payments depending on the scope and the duration of the build.
Where a bank is financing the work, it may require its own inspections before releasing funds at each stage.
Access during construction
Most major renovations involve periods without power or water, along with genuine safety considerations, which is why we generally recommend moving out for the duration.
Where you do remain in the home, we will agree access arrangements with you in advance so the schedule and the site stay safe and workable.
Warranty
All projects come with a one-year builders warranty, in addition to the manufacturer warranties on the appliances and equipment installed in your home.
The warranty does not cover damage caused by misuse or accident, or work subsequently altered by someone else.
