We do, but it is worth remembering that an estimate is only an estimate. The number that actually holds comes out of Project Development, where the feasibility study, design selections and roughly 60 man-hours of planning remove most of the surprises before construction starts.

Design-build keeps one team with you through permitting, scope development, architectural services and construction. You get price confidence earlier, and far more control over the details and the budget before anyone starts building, rather than discovering the gaps once bids come back.

Plans are what make accurate budgeting and efficient construction possible, so yes, a project needs them. You do not need to arrive with them, though. We are a full-service design-build firm with in-house drafting and architectural services, so we can develop your vision into construction-ready drawings.

Quality construction and price confidence both require planning up front. Depending on the size of the project, expect two to six months of project development before construction begins. That time is what protects the schedule and the budget once we are on site.

You sign a Project Development agreement with deliverables and a cost tailored to your project. Once that is paid, your spot is secured, along with an anticipated construction window that gets more specific as the planning work progresses.

The happiest clients are usually the ones who move out. Most major renovations involve stretches without power or water, along with genuine safety considerations. Moving out often saves both time and money, though there are exceptions worth discussing.

There is no universal number. Appliance selections, structural work and system upgrades move the figure enormously between two projects of the same size. Project Development is where we establish a realistic budget built around your specific goals.

It means the pricing confidence that comes from doing the detailed work first. The feasibility study, the finalised selections and the identified allowance categories are what let us commit to a number and keep downstream surprises to a minimum.

A deposit comes before construction, then progression payments land at project milestones. Most projects run to somewhere between four and seven payments depending on scope and duration. If a bank is involved, they may require inspections before releasing funds.

Every project carries a one-year builders warranty, in addition to the manufacturer warranties on the appliances and equipment installed in your home. We stand behind the work.
